About Us
XTROV Realty, a trusted real estate agency and property management company, began serving Montezuma and Dolores counties in August 2011. Originally housed in a quaint 888-square foot building on North Broadway, Cortez, Colorado, we have always maintained our core operations – residential real estate sales and comprehensive property management.
In the summer of 2015, we acquired our current headquarters - the iconic former Wilber Floral building on the intersection of historic Montezuma Avenue and Harrison Street. After a full-scale renovation, our new home at 444 East Montezuma Avenue opened in January 2016. Balancing the sale of our Broadway building, a remodel, relocation, and the initiation of a new business location was a busy time. However, the move allowed us to dramatically expand our real estate services and significantly broaden our capabilities. We celebrated the official opening of the new location in June 2016 with our Grand Opening Garden Party.
As a company that understands "home," we delight in ongoing home improvement projects. Our upgrades have included a 40x60 foot concrete parking lot, an exterior privacy wall, a new metal roof, gutters, insulation, landscaping, and a gorgeous private courtyard perfect for outdoor entertaining. In 2020, we finalized the exterior stucco and paint project, bringing unity to the building with contrasting trim and rusty metal accents. The addition of wrought iron handrails at the front entrance was the perfect finishing touch.
THE NEAR FUTURE
Our plans for 2022 include completing the fully-furnished rental units - a studio dubbed "The Hummingbird" and a two-bedroom "Eagle's Nest," adding a touch of "Southwest Luxury to the Heart of Cortez." These additions augment our property management services, making us a go-to for those seeking homes for rent in Cortez.
We're also excited to launch our new business - FINE FEATHER, a conscious living center and shop located in the expansive space at the rear of the XTROV Building. FINE FEATHER will provide a variety of classes, services, and retail items, both online and in-store.
Upon completion, "444" will house XTROV Realty and Property Management, Fine Feather, and the Rental Lofts, offering a spectrum of real estate buying, selling, and renting services under one roof.

Andi's journey with XTROV Realty began as a first-time homebuyer, eager to navigate the intricate world of property buying. Walking through the doors at 303 N Broadway, she and her husband, Kenny, achieved their dream of homeownership. This initial foray into real estate ignited a passion that was destined to transition into a rewarding career.
In June 2018, Andi joined the XTROV team, where her innate ability for outstanding human relations and a passion for excellence quickly became evident. Her dedication to delivering personalized care to every client, combined with her infectious smile and genuine compassion, swiftly elevated her as a key team member.
Andi rapidly embraced the intricacies of property management and real estate transactions, navigating an ever-evolving and challenging landscape. In pursuit of the necessary education to obtain her Colorado real estate license, her sights are set not just on enhancing her skill set but also on steering the future of XTROV Property Management.
As the proud new co-owner of XTROV Realty, Andi's vision for growth and commitment to providing top-notch services will further the company's legacy of excellence in property management and real estate services in Montezuma and Dolores counties.
Before her real estate journey, Andi worked as a Certified Nursing Assistant (CNA), a role that further developed her exceptional interpersonal skills. Away from her professional responsibilities, Andi cherishes family time with her three wonderful children, BreAnna, KeAnna, and Corey.

Kayla Koskie

XTROV Realty had the good fortune of welcoming Kayla Koskie, an incredibly proactive and positive individual, to our team in December 2020. As one of the new co-owners, Kayla is a trailblazer in the real estate industry. Her mornings at XTROV often involve a dynamic mix of tasks - from addressing client inquiries to aiding tenants in their pursuit of perfect homes, handling maintenance issues, conducting thorough property inspections, and collaborating with property owners to enhance their experience.
In addition to her crucial role in property management and real estate, Kayla is also a Certified Nursing Assistant (CNA), exhibiting a commendable commitment to serving people. This passion is also evident in her role at XTROV Realty, where she has successfully amalgamated her caregiving skills with property management expertise. Kayla embodies a new level of excellence in the industry, ensuring both her roles are executed with care, diligence, and professionalism.
Beyond her professional commitments, Kayla is deeply ingrained in a rodeo family. As an award-winning barrel racer, she enthusiastically trains her daughters to follow in her footsteps. Kayla is happily married to Dax, and together they have three remarkable children - Reanen, Bailee, and Bracken. The family resides in the picturesque town of Pleasant View, Colorado.
