About Us

OUR HISTORY

XTROV Realty opened its doors for business in August 2011. Our first office was an 888 square foot building located at 303 North Broadway in Cortez, Colorado. We've grown in many ways since then but we always have done the same core work - residential real estate and property management serving Montezuma and Dolores counties.

In the summer of 2015, we were very fortunate to acquire our current office - the well-loved former Wilber Floral building located on the corner of historic Montezuma Avenue and Harrison Street. A complete remodel of the downstairs, allowed us to open the doors at 444 East Montezuma Avenue in January 2016. It was a busy time. The sale of our beloved Broadway building, the remodel, the relocation, and all that goes into opening a new business location came together. The move allowed us to dramatically increase our footprint and expand the options of what we can offer manyfold. We officially opened the new location in June of 2016 with our Grand Opening Garden Party.

Since we are in the business of "home" and all that it entails, we are pleased that our own home improvement projects will be part of our normal day-to-day for the foreseeable future. After the first wave of interior remodeling, additional projects completed through 2019 include a 40x60 foot concrete parking lot, an exterior privacy wall, a new metal roof, gutters, more insulation, more landscaping, and a beautiful private courtyard complete with all the outdoor necessities for entertaining.

In 2020, we completed the outside stucco and paint project. The building is now one unified color with contrasting trim with accents of rusty metal. We made more progress on the lofts adding the two exterior porch coverings and completing a second upper level deck. Another nice touch was the addition of the wrought iron handrails at the front entry.

THE NEAR FUTURE

Our current projects are 1) continue to work on the lofts with completion set for Spring 2022 and 2) launch our new business - FINE FEATHER - in the large space in the rear of the XTROV Building. Fine Feather is a conscious living center and shop. We will offer a number of classes and services, plus have retail items both on-line and in the center.

The lofts will consist of two fully-furnished rental units, a studio named "The Hummingbird," and "The Eagle's Nest," a two-bedroom. The specific vision for the lofts is to bring "Southwest Luxury to the Heart of Cortez."

In total, "444" will house XTROV Realty and Property Management, Fine Feather, and the Rental Lofts.

Katherine Chaffin

XTROV Founder and Broker Owner

Katherine's interest in real estate started in 2002 when she relocated back to the area and bought her first fixer-upper. A third-generation Montezuma County native, a love of local real estate came easily. After 40+ successful fix and flips, in 2008 the market changed drastically and a new plan was in order. Katherine quickly earned her Colorado real estate license, served her 2-year apprenticeship and opened XTROV's doors in August of 2011 offering both real estate and property management services. Since then, Katherine has consistently been a high producing REALTOR. XTROV has also grown to be a leading property management firm. In 2022, Katherine is up to 50+ fixers and/or rentals so she is well able to help clients with a distressed property situation.

Katherine has a Masters of Science degree in Counseling and a BA degree in Psychology. Most recently prior to real estate, she was an Executive Recruiter serving the financial services market nationwide. When not at XTROV, you can find Katherine on her beloved family "farmette (12 acres)" in Yellow Jacket. She loves all animals, especially her many rescued feral cats and Chrystal the Dog (an apricot standard poodle.) Having recently learned what it means to be a "cancer-surviving warrior," Katherine shares what she has learned and, continues to learn daily with others in the BLOG on this website.

Andi Bundy

Transaction and Property Manager

XTROV met Andi when she walked in the door at 303 N Broadway and was ready to learn how to buy her first home. She and her husband, Kenny, accomplished that feat shortly thereafter! From that original connection, she was destined to enter into the real estate business. Andi joined XTROV in June 2018. Her outstanding human relations skills, plus her natural drive for excellence ensures that all clients get the attention and care they need. As a bonus, you'll also get her trademark smile and experience her genuine compassion for others.

She has quickly learned the ropes of an ever-changing and challenging landscape of property management and real estate transaction management. She has begun the education necessary to earn her Colorado real estate license. She plans to use her license primarily to lead XTROV Property Management into the future. Prior to real estate, Andi worked as a CNA. When not at XTROV, Andi enjoys many family activities. She has three wonderful children, BreAnna, KeAnna, and Corey.

Art Ewing

Maintenance

Art retired from XTROV in 2021. He brought so much to XTROV. However, now we have a team of new and highly skilled people to help us get your work done. Call us and we will be on it as fast as we can! Join us in wishing Art the very best. You'll still see him around from time to time. Once an XTROVIAN, always an XTROVIAN.

Kayla Koskie

Property Manager

XTROV was extremely fortunate the day that Kayla Koskie joined the team in December 2020. She is one of the most proactive and positive people you will ever meet. She can be found answering the phones, helping tenants find great fit homes, handling maintenance matters, conducting inspections and working with our owners. And that, is just in the morning!

Outside of her real estate work, Kayla is a CNA. Her love for helping people in this way is still part of her life. Her work in both property management and the care giving field is second to none. Kayla is the epitome of excellence. She also part of a rodeo family. She is an award-winning barrel racer and is training her daughters to do the same. She is married to Dax. Her 3 amazing children are Reanen, Bailee and Bracken. She resides in beautiful Pleasant View, Colorado.

Jacinda Cooke

Finance Consultant

Jacinda (JC) Cooke was once a full-time employee at XTROV. Since then she launched an online consulting business. We are happy to now be one of her clients. She has a strong combination of abilities. She combines finance acumen and excellent Quickbook skills with a strong understanding of Appfolio, the state-of-the-art property management software we use to run our business. On top of that, since she knows our history she understands the intricacies of the operation that only comes with time. She is great to have around during tax time! I would highly recommend JC to anyone who needs some backup in the accounting department!

JC lives with her husband, Marvin, in Cahone, Colorado..if she is not traveling in their RV. When she is not working or traveling with Marv, she will most likely be crocheting or visiting with one of her three daughters.
